I Found Mold In My Home Or Business. Now What?

The truth is, “Mold is everywhere!” It lives in and outside of our home or business everyday. Depending on the time of the year, and as weather changes, mold levels can increase or decrease. Many people are very susceptible to the changes in the seasons and it mostly is due to the levels of different molds in the air otherwise referred to as allergies. Mold comes in so many forms with big complicated names like Aspergillus/Penicillium or Stachybotrys. However, when you discover something growing where it shouldn’t that is when you should let the professionals handle it. The good news is, “All of these molds can be contained, removed and disinfected”. The real challenge is, “How far did it travel?” See below for the steps to take in the event you have discovered mold growing.

The 4 Steps To Getting Rid Of Mold In Your Home Or Business

  • 1. Don’t touch it if you find it - The best way to remove (remediate) mold is to let a professional mold removal specialist remove it so the mold does not travel through the air into others areas.
  • 2. Mold testing and protocol - Depending how bad the mold is, an environmental specialist will need to be hired to test the air and take actual samples of the mold off the walls. This environmental test will produce a report from a laboratory that will tell you what the mold is, where it is, how bad it is, and how to remove it. This report comes in the form of what the industry calls a Mold Removal Protocol. This protocol provides proper instructions to follow to during removal.
  • 3. The removal of the mold (Mitigation) - A mold removal specialist will take the protocol from the environmental specialist and follow the removal process in order of sequence. They will use containment (plastic walls) for areas that are affected and turn it into a self-contained (negative-air) chamber using special air cleaning machines inside with hospital grade filters to keep the air clean during removal. This chamber is only to be removed after final testing.
  • 4. Final mold testing - After the mold removal is 100% completed. A final test is required called a “Post Test”. This testing will generate another report to show the reduced mold levels and that the mold was successfully removed. If success is not achieved, additional cleaning will be required to achieve the desired safe levels determined by the Environmental Specialist. When 100% success is achieved, the Environmental Specialist will provide a Clearance letter showing the results and explaining that the home or business is safe to inhabit once again.

However, it is safe to note. This clearance letter must be saved for future documentation. It will be the documented proof required that the mold was mitigated, tested and approved after mitigation and that the home was safe at the time of removal by an environmental specialist.

In the event that you want to sell your home you may have to disclose that the home once had a mold problem. The clearance letter will be necessary to provide to prospective buyers. It is also very important; that whatever caused the mold to grow in the first place was addressed and or repaired promptly before mitigation takes place. If it was not repaired, the same problem could cause the mold to grow once again.
